After completing the site’s ADA compliance updates, Metro Consulting Associates (MCA) was requested to come back to the site and perform full development services as the project transitioned from a retail remodel to a three-suite, 24,529 square feet, full redevelopment. This included parking lot design, utility design, and an underground detention system.

To enhance the design of the 1.98-acre site, the underground detention system was divided into two separate underground detention ponds, with one at the north end of the site, which held 19,667 cubic feet, and another at the south end, which held 16,212 cubic feet.

The City of Ann Arbor’s requirements for the new site required four EV charging stations to be used across eight parking spaces. This is believed to support the City’s effort to be forward-thinking as we continue to see an increase in demand for the chargers. MCA’s team considered curb spacing and parking space while completing the design to uphold this requirement.

This showcased MCA’s adaptability, ensuring we met client expectations while adhering to municipal regulations.
