- 80-acre redevelopment of former Gibraltar Trade Center site
- 202,941 SF big box retail, 48,969 SF warehouse, and 4 “pad ready” outlots
- Reconfiguration of site’s 100-year floodplain
Traversed by the Frank & Poet Drain, much of the 80-acre site is located within the 100-year floodplain. Metro Consulting Associates prepared plans and obtained a permit from the Michigan Department of Environment, Great Lakes & Energy (EGLE) to raise the outparcels above the floodplain and to lower undeveloped portions of the site to provide stormwater management and counterbalance floodplain variation.
Site drainage is collected in an enclosed storm sewer system and discharges to one of two detention ponds, both sized to treat the first flush, bank full, and 100-year storm events.
Prepared site engineering plans and designed public infrastructure including roads, utilities, and stormwater management systems for the overall commercial development.
